Continuing to transform the lives of tenants
Our efforts to transform the lives of tenants and support communities have been showcased in our latest annual report.
We provide a safe and comfortable home for over 18,000 people in more than 7,400 properties in north Wales and has prioritised through efforts to support communities to thrive through schemes such as Academi Adra, our ground breaking training and employment initiative, as well as the development of Tŷ Gwyrddfai, the decarbonisation hub we have set up in Penygroes with partners at Grŵp Llandrillo Menai and Bangor University.
463 homes saw improvement works such as re-roofing, new windows and doors, insulation, fencing, installation of new boilers and upgrading kitchens and bathrooms as part of a £13.9 million investment.
We also continued to build new homes to meet local demand for high quality, affordable homes, with 193 new homes completed by the end of the financial year. Over half of the £40.3 million investment has been made through grant funding.
The annual report also highlights how we listen to the views of tenants and we involve them in making decisions about our services.
Highlights included in the report:
- 91% of tenants say they have a safe and secure home
- 100% compliance with the Welsh Housing Quality Standards
- 1,657 people shared their views in consultations
- 670 properties were visited as part of the estate visit programme
- £12.5 million of social value was generated through the activites of Adra and its contractors
- £43,748,319 in total was spent with north Wales based suppliers
- 164 individuals were supported through Academi Adra, the training and skills initiative
- 386 people employed by the company
- 124 referrals were made to Citizens Advice
- 914 fuelbank vouchers were secured
- 228 referrals were made to food banks

“Partnerships are also very important to us and we have a wide range of partners across north Wales and beyond and having a strong relationship and a commitment to working together is paying dividends for our communities”.

“Our tenants are at the heart of everything we do and we’ve continued to listen to and engage with them through Your Voice, our tenant engagement strategy. Feedback is essential to help us plan and deliver services and we’re grateful to the tenants that have shared their views on a range of issues throughout the year and have welcomed us in their community as part of our estate visits programme.
“We have continued with our investment in our current stock to provide homes people can be proud of, helping people to feel safe and secure in their homes.
“Of course, we are facing challenges like every other housing association in Wales.
“The housing crisis continues to impact all parts of Wales and we’ve been working closely with our partners to build new homes to help meet the demand for affordable and high quality properties across north Wales.
“We’re also continuing to work towards new decarbonisation targets set by Welsh Government to make our homes more energy efficient.
“Our focus now is on delivering our new Corporate Plan which includes plans to improve our homes, build new homes, make a positive difference to our communities and to foster a ‘one team’ approach in the company to provide the best services possible.
“We look forward to another successful year as we continue to deliver our ambitious programme of activity”.
