Radon Gas
Your safety is our priority, and as your landlord, it is a legal requirement to ensure your home is safe.
As part of our commitment to safety and compliance, we are undertaking a ten-year programme to test for radon across our properties. If your property is scheduled for testing, we will contact you directly with all the necessary information and next steps.
We have appointed RPW Radon Cymru (RPW) to carry out radon gas tests in our homes.
What to expect:
- RPW will install two small radon monitors (about the size of a coffee pod) in your bedroom and living room.
- These monitors will need to remain in place for 3 months.
- After that, RPW will collect them for analysis and share the results with us.
- The monitors will be installed with a small hook and in a location out of reach to avoid interference.
Frequently Asked Questions
-
What is radon?
Radon is a naturally occurring, colourless, odourless gas formed in the ground. It can seep into homes through the building fabric.
-
Why is radon testing important to Adra?
Radon testing is important to us because high levels of radon can potentially pose health risks. Testing helps identify and mitigate any of these risks.
-
How is radon testing conducted?
Tests are carried out by placing two small detectors in your home for three months by an approved Adra contractor.
These detectors measure radon levels inbecquerels per cubic meter of air (Bq/m3 ). -
What do the sensors measure?
The monitoring equipment only measures radon gas levels – they do not record or collect any other data.
-
Will testing be disruptive?
We have ensured that the testing process is not disruptive to everyday life. The detectors are small and discreet, and do not need to be plugged into any sockets.
-
What are the action levels?
If levels are above 200 Bq/m3 , we will take action to reduce the levels.
-
What happens if levels above 200 Bq/m3 are found in the property?
We will discuss with you the most effective mitigation methods to reduce radon levels to below the UK Target Level.
-
Why have we decided to roll out testing for Radon now?
To ensure your safety and well-being and to ensure compliance with current legislation.
-
I don't want testing carried out - can I refuse?
No. Your safety is a major concern for us. We have a legal obligation to carry out a risk assessment and the testing process to show if further work is required.
